What to Consider
When concrete has obvious moisture issues, often the problem is much larger than it first appears. Water ingress in concrete is known as concrete cancer; by the time it has made itself visible, the problem may have spread much further than what is showing on the surface. Concrete cancer is the rusting of the internal steel reinforcements, which swells up to four times its original size, causing a pressure build-up inside the concrete. Visible symptoms can include surface fretting, cracking or an orange, rusty deposit on the surface.
If left unaddressed for too long, concrete cancer becomes a major structural defect with the potential to de-stabilise the entire property. Any leaking or moisture-effected concrete floors should be waterproofed to stop the rusting process.
